WE ARE ACTIVELY SEEKING TO PURCHASE PROPERTIES WITH THE FOLLOWING CHARACTERISTICS:

MULTIFAMILY PROPERTIES

  • “Value Add” opportunities with upside in rents, in need of repositioning, curing deferred maintenance, improving inefficiencies in management, high vacancy, priced below replacement costs etc. 

  • Focused on B & C Class properties in B or better high growth markets.

  • 25-150 unit apartment buildings.

  • Purchase price of $1 Million-$15 Million. Price Per Unit between $50K – $250K.

  • 6% Cap Rate or higher on current building performance.

  • Debt Service Coverage Ratio of 1.25 or higher.

  • Cash on Cash Returns of 6% or higher.

  • Built after 1980 preferred.

  • Rents that average above $800 per unit preferred.

  • Majority 2 Bedroom and townhome units preferred.
